EMPLOYER: LLC Petrovsky Fort
REPORTING TO: The head of finance in Moscow and the General Director of LLC with regular interaction with the Chief Executive Officer of the owner of business center.
QUALIFICATIONS AND EXPERIENCE
• Degree in commerce/finance.
• Minimum of 5 years full time working experience as a financial controller.
• Knowledge of real estate business center operations.
• Fluent in both Russian and English (spoken and written).
ROLE CLARIFICATION
• Finance Matters
i. Preparation of the annual budget working with the CEO, an accounting team LLC and with the business center real estate manager in Moscow;
ii. Preparation of monthly actual vs budget reports to the owner / shareholder and coordination with the real estate manager in Moscow;
iii. Budget control – approval of invoices (on a daily basis);
iv. Maintenance of the rent-roll (on a monthly basis);
v. Preparation of other analytical reports : bad debts; movements in tenants in and out; comments on performance to date and deviations against budget (on a monthly basis);
vi. Preparation of quarterly performance reports for the funding bank and coordination with the real estate manager in Moscow;
vii. Supporting calculations for the Petrovsky Fort CEO and the owner / shareholder in relation to matters involving lease agreements, CAPEX, and any matter relevant to the business (upon request) and coordination with the real estate manager in Moscow;
viii. Provision of additional financial information to the owner / shareholder, the funding bank, a third party valuator (upon request) and coordination with the real estate manager in Moscow.
• Corporate Matters
i. Assist the CEO of the business center with day-to-day communication with the owners of the business center, providing the owner / shareholder with up to date information on the status of business center development and improvement projects (for example office renovations; capex programs etc.).
ii. Assist the business center CEO with high level reporting to the shareholder on the status of operational projects at the business center.
iii. Day-to-day communication with the Head of Finance in Moscow regarding financial matters relating to the business center and with project status updates and information.
